Along with world class skiing, Park City is also home to many golf courses, both public and private.  We have several private golf course communities in and around Park City.  These are Glenwild, Promontory, Tuhaye and Victory Ranch.  While all boast spectacular championship golf courses, each community also focuses on a particular “additional” amenity.

The Tuhaye golf community is unique in its affiliation with the Talisker Club, a ski and golf club.  Tuhaye is a residential community about 10 minutes from Main Street Park City featuring lots, custom homes and golf cabins and cottages.  The development features a Mark O’Meara designed championship golf course, pro-shop and a clubhouse with spectacular views of Deer Valley, Park City Resorts, Mt. Timpanogos and the Wasatch Range.  There is also a fitness facility which offers a weight room, a studio for aerobics, Pilates and skiercize classes, an outdoor pool with hot tub and a pool-side café.  Close to the clubhouse are two clay tennis courts and within the development of Tuhaye are miles of maintained hiking and mountain bike trails.

But the main distinguishing feature for Tuhaye and the Talisker Club is the Tower Club, which is a ski-in/ ski-out lounge on Deer Valley Resort.  The Tower Club features a dining room where skiers can start their day with breakfast, come in for lunch or even apré ski.  Mornings are bustling with energy as skiers are anticipating their day of skiing, while lunchtime is full of excited skiers describing their exploits on the slopes.  Apré ski tends to be quieter as skiers relax and bask in the memories of a day well-spent skiing.  The Tower Club also has a fitness facility with an outdoor pool with a hot tub.  Coming new for the 2017/2018 ski season will be an expansion to the Tower Club adding more indoor seating, a larger, more functional deck area and a ski and boot storage room.

 

Like many of the golf course communities both here in Park City and around the country, the original developer could not sustain the level of capital needed to build the golf course and facilities, as well as putting in all of the infrastructure for the residential part of Tuhaye.  In spring of 2015 Talisker Corp. defaulted on their loans with Wells Fargo Bank and was, subsequently, foreclosed on that fall.  Not surprisingly, this took a toll on real estate prices and sales in both Tuhaye and Empire Pass in Deer Valley (Empire Pass is a ski-in/ski-out community in Deer Valley also associated with the Talisker Club).  As with other golf course communities in the area that have gone through similar difficulties, we saw a marked drop in prices for both lots and homes and very sluggish sales as buyers adopted a “wait and see” attitude.  From the winter of 2015 through the spring of 2016 the Club sought to restructure its operations to once again be viable.  In June 2016, a new operating plan for the Talisker Club was presented to the members for their approval.  This plan was overwhelmingly approved and then sent to the Utah courts for implementation, which was done in December 2016.  Since the restructuring plan was adopted and put into place, buyers and investors have once again felt confident in the future of Tuhaye and the Talisker club.  I have seen a dramatic increase in sales for both homes and lots since December 2016.  Savvy buyers have jumped in to pick up properties that are still priced below their original market price.  I saw this happen with both Victory Ranch and Promontory and I expect that Tuhaye and Talisker will follow a similar path of sales gaining momentum and prices slowly increasing throughout 2017.  Many buyers in hindsight say they should have purchased in either Promontory or Victory Ranch when these clubs were emerging from their difficulties but didn’t.  The opportunity to do this in Tuhaye is now!
